TRID Is In Effect
Effective October 3 of 2105, the new TILA/RESPA Integrated Disclosure rule, also known as TRID goes into effect for Mortgage Lenders. Here are some important points to know about the new rule:

  • TRID was put into place to consolidate the amount of loan disclosures a borrower receives, making it easier for borrowers to understand the cost, fees and terms of the loan they have applied for.
  • TRID levels the planning field by requiring Lenders to supply a uniform estimate to the borrower so the borrower can easily shop and compare to see who is giving them the best deal.
  • TRID requires Lenders to supply borrowers with a Closing Statement 3 days before closing so there are no surprises at the end.

HBA member company Land Title Guarantee believes that TRID will have a positive impact on the market by making it easier for borrowers to understand the loan terms and holding Lenders to a higher standard. They are advising Realtors that contracts entered into on or after October the 3rd, should be written for a minimum of 45 days, for the next few months. Even though Lenders are prepared for TRID, there will be a learning curve as the new rule is implemented.
